The basics:

Rules

No Smoking A $200 penalty per day will be incurred if any smell or evidence is encountered after the guest checks out.

No Pets (One of our children needs an epi-pen due to allergies) breaking this rule will add a charge of $200 per day, per property will be charged to guest

No sidewalk chalk  Seems odd, but lots of work for the cleaning team.  A $100 post stay charge will be issued if sidewalk chalk is used.

Please put away kitchen items It makes a big difference for others when things are where they are labeled

Check out on time

Treat our house with respect as you would your own home. This ensures we can continue to open our home to guests.

Electric panels Please only open in the unlikely case of a power outage.

Maintenance Closets will be downstairs and locked. Please do not attempt to open.

Children: Guests are fully responsible for the safety, security, and actions of their children.

Please do not move any furniture from one room to another without agreeing to it with us first.

No vehicle maintenance is allowed on property

Clean the barbeque after use.

Move Barbeque Grill Away from House/fence when grilling.

Fireplace: Feel free to light a fire log in the fireplace

(Make sure flue is open. Do NOT use anything in fireplace other than a fire log)

Hot Tub: follow all posted rules.  Violations will result in cleaning fee up to $300+ damages.

Fire Pit: Use at your own risk. Please cover with lid anytime the fire pit is not in use.

The discharge of any type of firearm, explosive device, or fireworks is strictly prohibited.  

Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.

We are not responsible for the loss of any personal belongings or valuables. In case you misplace something in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.

Maximum guests allowed on property mini-resort:

      22 People if renting both sides

      16 People if renting side A (5 Bedroom)

      6 People if renting side B (2 Bedroom)

Maximum guests allowed on property BLDG 22:

      16 People per side

Guests are responsible for ensuring that any visitors comply with these House Rules.

Loud Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers.

No eating or drinking in bedrooms

No changing of locks

Please report all damages. This will allow us to fix it for future guests. Most damage is normal wear and tear. It is rare we would charge you.

Follow all checkout procedures

Allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.

Illegal substances or activities are strictly prohibited and grounds for immediate eviction from the property. You shall be liable for all costs incurred by the host and the refund will not be provided for the remaining balance of your stay.

Property is located within a homeowners association, condominium, or resort, guest will abide by the rules of that entity. Rules will be posted on the property and in the digital guidebook.

Breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed. You may be evicted without refund.

The rental agreement contains the legal definition of these rules and will be used if there is a misunderstanding of rules.
